Though not itself heritage listed, 18 Welham Street Beecroft is located in a Heritage Conservation Area, and is therefore subject to the controls of the Hornsby LEP 2013 and DCP 2013. The client wished to demolish the existing buiding and construct a new residence with 6.5 m setback from the street, thus requiring them to obtain a Heritage Impact Statement.
The Conservation Area is characterised by late 19th and early 20th century homes and gardens. The area contains many good examples of the Federation and transitional Victorian/Federation house styles, indicative of the distinguished individuals attracted to the area. We advised council that a 6.5m setback at 18 Welham Street will have no impact on the capacity of Welham Street to demonstrate these significances. Further, it will not disrupt the pattern of the streetscape. There are no negative impacts arising from a 6.5 metre set back of the development.
